Average or median price per square foot?

The benchmark here is the median sale price per square foot reported by Redfin: the middle of the reported sale-price-per-square-foot values. A mean and a median are different statistics; neither is the same as dividing a ZIP’s median sale price by its median home size.

How to use the local benchmark

For an individual home, divide its price by its reported living area. A $400,000 home with 2,000 square feet is $200 per square foot. Compare similar home types and reporting periods. Location, condition, lot size, and how living area is measured can all change the comparison.

Home sales, not construction costs

These figures describe completed home sales. They do not estimate the cost to build a house, renovation costs, a listing-price average, or an individual property’s appraised value. Choose a home type to avoid treating a condo and a detached house as equivalent.

Sources, dates, and coverage

Redfin Data Center supplies the sale-price-per-square-foot histories. Observations use overlapping three-month periods, not daily prices. Some ZIPs or home types have no matching data. ZIP statistics and Census ZCTA map boundaries can describe different areas. The market reports also distinguish Zillow home-value and rent indices from sale prices.
